MOSS AND LICHEN
Moss and lichen are common roof invaders, especially in shaded or moisture-prone areas. Their roots burrow deep into shingles, trapping moisture and accelerating roof deterioration. We gently brush off the heavy moss growth, then we apply a bleach-based solution that kills both moss and lichen at the root. This stops further damage, helps prevent regrowth, and restores a clean, well-maintained appearance to your roof.
DARK STREAKS
Those dark streaks on your roof aren’t just dirt – they’re caused by Gloeocapsa magma, a type of bacteria that feeds on asphalt shingles. Over time, it spreads across the roof, holding moisture and causing premature wear. We treat these stains with a bleach-based cleaning solution that kills the bacteria at the root. The result is a dramatically cleaner roof that lasts longer and looks way better.

Frequently Asked San Francisco Roof Cleaning Questions
Will the bleach solution damage my plants or landscaping?
No — we take multiple steps to protect your plants. We thoroughly shower all nearby landscaping with water before, during, and after applying the roof treatment just in case there’s any overspray. This sufficiently dilutes any runoff or overspray that makes it to the plants.
Do you rinse the roof after applying the cleaning solution?
No – and that’s by design. After brushing off the moss, we apply a bleach-based solution that stays on the roof to kill moss, lichen, and algae at the root. Over time, the dead growth breaks down and washes away naturally with exposure to rain, sun and wind. Rinsing would reduce the effectiveness of the treatment.
How long will it take for the moss or stains to disappear after treatment?
The dark streaks disappear immediately, but the tiny bits of dead moss stuck between the shingles will take 6 months to a year to fully detach and wash away in the rain and wind.
How often should I get my roof washed?
Most homes benefit from a roof wash every 3 to 5 years, depending on shade, moisture, and roof material. If you start to notice moss, lichen, or dark streaks returning, it’s a good time to schedule another treatment. Regular cleaning can extend the life of your roof and preserve its warranty.
Why don’t you offer roof washing for tile roofs?
We don’t currently offer roof washing for tile roofs because soft washing isn’t very effective on tile — it typically requires high-pressure cleaning to remove the organic growth thoroughly. And since walking on tile can easily crack or break the tiles, it’s not safe for us or your roof. To protect both, we try to stick to asphalt shingles and flat style roofs only. However, we can do tile roofs under certain circumstances.
